Questions about our loans

Plain answers about Sage Grove Investments, a licensed North Texas portfolio lender: who we lend to, where, what kinds of loans we make and how to apply.

About us

Who is Sage Grove Investments?

Sage Grove Investments LLC is a licensed Texas mortgage company and portfolio lender in North Texas. We make first-lien loans on 1–4 unit homes and developed lots for real estate investors, small builders and homeowners. We fund and keep our own loans, so you work directly with the lender from your first call through closing. Company NMLS #1807595. Geoff Hargrove, Residential Mortgage Loan Originator, NMLS #1110669.

Are you a licensed lender?

Yes. Sage Grove Investments LLC is licensed as a Texas mortgage company (NMLS #1807595), and our loan originator, Geoff Hargrove, is licensed under NMLS #1110669. You can check both on NMLS Consumer Access at www.nmlsconsumeraccess.org.

Are you a private lender?

Yes. We're a private portfolio lender, not a bank and not a loan marketplace. We lend our own funds and keep the loans we make, which lets us look at the property and the whole deal instead of only a credit score.

Who and where we lend

Who do you lend to?

Real estate investors buying, refinancing or pulling cash out of rentals and flips; small builders who need a construction loan or long-term financing on finished homes and developed lots; homeowners with good equity who want cash out of their home; and mortgage brokers and realtors with a solid file another lender turned down.

What areas do you serve?

North Texas: Fannin County (Bonham), Grayson County (Sherman, Denison), Hunt County (Greenville), Collin County (McKinney, Allen, Plano, Frisco), Delta County (Cooper) and Lamar County (Paris). We look at other Texas counties case by case.

Can you help if my bank turned me down?

Often, yes. Files other lenders declined are welcome. We weigh the property, your equity and your plan, not just a credit score. If there's good equity in the property, tell us about the deal and we'll tell you quickly whether it's one we can do.

Our loans

What kinds of loans do you make?

First-lien loans to purchase, refinance or take cash out of 1–4 unit homes and developed lots, including refinancing out of a short-term hard-money loan. We also make construction loans to builders and investors (business purpose only) on 1–4 unit homes built on developed lots.

What property do you lend on?

Single-family homes, duplexes, triplexes and fourplexes, and developed land (lots with road access and utilities). We don't lend on manufactured or mobile homes, retail or commercial buildings, or raw land without road access and utilities.

Is this a hard-money or bridge loan?

Not for purchases, refinances or cash-out. Those are long-term loans with a fixed monthly payment, so you're not racing to refinance a short-term note. Many of our loans include a balloon payment of the remaining balance at a set date, and we show you the full terms, including any balloon, in writing before you commit. Home-equity (cash-out) loans on a Texas homestead are fully amortizing, with no balloon. Construction loans are short-term.

How much can I borrow?

Loans start at $50,000. We don't set a fixed maximum. It depends on the property and the deal.

What will my rate and costs be?

It depends on the property, the loan amount and the deal. Once we know the details, we'll give you the specific terms and all required disclosures in writing.

Do you check credit?

Yes, as part of the application. But credit is one piece of the picture. We put real weight on the property, your equity and your plan.

Applying

How do I apply?

Start by telling us about the deal: fill out the short loan inquiry form at sagegroveinvestments.com/lending.html or call (214) 592-5022. It takes about two minutes and no documents are needed yet. We aim to tell you within 24 hours whether your loan is one we can do. If it isn't, we'll say so.

I'm a broker or realtor. Can I send you a file?

Yes, please do. If it's a first-lien loan on a 1–4 unit home or developed land in our area, send the basics through the form or call us, and we'll tell you quickly whether it's one we can do.
