No problem. We can help. The process is the same as owner financing. The main difference is that Sage is not the seller of the property.
Income - Generally you will need income of about 3 times the monthly house payment including tax and insurance. We will not know for sure until you have filled out an application and provided proof of income. We can usually review an application and get you an answer within 1 business day.
Down Payment - The down payment is usually between 10-15%.
Other Terms (Subject to Change) - Interest rate 11.4%, 2% origination fee, 30 year fixed. $35/m servicing fee.
1) Fill out a short application for preapproval. With this info, we will be able to tell you the monthly payment that you will likely qualify for.. We will only charge the cost to us for the credit report ($30-$50). With proof of income, it usually takes only 1 business day.
2) Go shopping to find the perfect house and make an offer. We can refer you to a realtor if you like.
3) Close on the house with a title company. The deed will transfer to you and Sage Grove Investments will be your lender.
4) We will help you each step of the way. We work with a lot of first time home buyers.
