Questions and answers

Owner financing questions

Plain answers about buying a home with owner financing from Sage Grove Investments: how it works in Texas, who qualifies, and where our homes are.

Owner financing basics

What is owner financing?

Owner financing means the seller is also the lender. Instead of getting a loan from a bank, you buy the home and make your monthly payments directly to us. Sage Grove Investments buys, repairs and sells homes across North Texas, and we finance the homes we sell ourselves.

How does owner financing work in Texas?

You apply, we review your application, income and ability to repay, and you put money down. We close at a title company, you get the keys, and you make one payment each month directly to us. You own the home from day one; we simply hold the note. Because we're a licensed Texas mortgage company, you get your terms and the required disclosures in writing before you sign, the same as with any mortgage.

Do I own the home, or is it rent-to-own?

You own it. It isn't a lease or rent-to-own arrangement. The home is yours from closing, and we hold the note until it's paid off.

What are the loan terms?

Our standard owner-financed note is a fixed-rate loan with a balloon payment: the entire remaining balance is due at a set date. When the balloon comes due, the loan is paid off, refinanced, or the balance is paid in full. We give you every term in writing, including the balloon amount and date, before you sign. We also offer adjustable-rate mortgages. Ask us for terms on any home.

Do I need a down payment?

Yes, a down payment is required. We'll talk through what works for your situation.

Who pays property taxes and insurance?

As the owner, you're responsible for the home's property taxes and homeowners insurance. Your loan terms will spell out how they're paid.

Credit and qualifying

Can I buy a home with bad credit?

Often, yes. A low credit score won't disqualify you the way it does at a bank. We look at your income, your ability to repay and your whole situation, quickly and personally.

I'm self-employed or just started a new job. Can I qualify?

Yes, that's okay with us. We understand business owners and irregular income, and a short job history doesn't rule you out.

Do I need a Social Security number?

No. ITIN buyers are welcome.

Why would I use owner financing instead of a bank?

It's built for buyers who can't currently qualify at a bank. Expect easier qualifying, less paperwork, quick answers, and you deal directly with the owner from application to closing.

Homes and areas

Where are your owner-financed homes?

North Texas: Fannin County (Bonham, Honey Grove, Leonard), Grayson County (Sherman, Denison, Whitewright), Hunt County (Greenville, Commerce, Wolfe City), Collin County, Delta County (Cooper) and Lamar County (Paris). See the homes available now at sagegroveinvestments.com.

Can you finance a home you don't own?

Do you sell fixer-uppers?

Most of our homes are repaired before we sell them, and fixer-uppers are welcome too. Ask us about any home.
